No More HOA Dues!

Coming Soon!  A Monarch Points-Exchange Service.

We have all been in one of these positions before:

  • We bought too many points and now the HOA dues are too expensive
  • We aren't going to use our points before they expire and go to waste
  • We would like to explore other resorts outside of our Monarch Properties
  • We need more points this year because of a special event and cant buy more of them
  • We inherited the points that we do not want and have no way of getting cash-value for them
There are many reasons why people don't use their points, or do not wish to keep their points, and that's why we are building this webpage.

If you are in need to buy or sell points for Monarch Properties be sure enter your e-mail address and press 'SUBMIT' on the right side of this webpage.  You will receive an e-mail confirmation shortly afterwards to confirm your subscription.  You can opt-out at any time.

  1. did not receive invoice for dues due in April. Did receive late fee noticefor $190. I called the collection # the next day and the fee went up to $243. They gave me a credit for $50. I don't know what the base dues are anymore because there is no written communication. This is insane and it doesn't even seem legal. I paid for my 155 points in cash. I feel like I have been scammed. I am broken hearted over what should have been a dream vacation plan.

    1. I solved this problem by just paying 305 dollars a month and then increasing the amount by increasing that amount by 5 a year.

  2. All I own are some points -- no actual annual place set up, etc. My question is: "why am I paying a maintenance fee?" Can you help? I don't have a tel. number for mgvoa to actually speak to a person.
    Thanks

    1. The Points are attached to a maintenance fee. I have 800 points - I pay almost 3600 dollars a year to be able to use them. Every time you upgrade your costs go up.

  3. My MFs are about $1200.00 a year with MG. They are delinquent (due to the economy, illness, medical bills, and unemployment disability). However, my loan is current. I had always hoped to catch up on the MF, but have been unable to. Now the collection agency for MG has reported to the credit bureau. It has been over 7.5 years since the first delinquency, so by law, MG nor the collection agency should be reporting because the statue of limitations is over. Any advice in knowing how to get this off of my credit report?

    1. Good question. So have they been harassing you for those 7 years. Any change in your situation in the past year re; cresit report, etc. I feel for you. I am almost as bad off as you. Wish I hadn't taken out money from my small life ins. dividends 2 yrs ago to pay off loan, but the payment every month mostly was interest, so I HAD to pay it off while I cd. Couldn't afford the loan payment every month any more. Contact me at mamafoo43@yahoo.com if you would like to connect to share info.

    2. Sadly, the seven years is from date of write off or date of collection paid; not from date first reported. :-(

  6. just got the REAL info directly from DRI/MGV. I have 327 MGV / 19,620 DRI points. They do not have a buy back or surrender plan. But transfer is nothing more than having both parties sign a notarized transfer document (which they sent me) and submit it with a check for the $250 transfer fee. 30 -90 days later it's done - they send the new owner the HOA fee bills and membership cards to use the points. So does anyone want mine?? For free. You can reach me at d5e5883d@opayq.com. If you're already an existing MGV owner these add to your own points, just remember they are for the 9 MGV properties. If you're not an MGV owner, then you will have about 1 - 2 weeks a year (depending on when you vacation).

    1. I was finally able to contact the right person at Diamond and also received the 2 page document for transfer of ownership. Have you been able to transfer yours yet? If so, did they require anything else or just the document they sent with the notarized signatures and the $250?

  9. When we purchased Monarch Grand Vacation package, my husband was active duty, Navy. (They suckered us in as they knew he would have a guaranteed government paycheck. We were told that it was a great deal because military received more points that civilians. The deal breaker was the lazy river they told us about at Monarch Grand in Las Vegas) We paid it off in 3 years. We have wned it for almost 9 years. We used it 1 time the first year in Las Vegas. What a nightmare. We were invited to a meeting to discuss all the new things going on with Monarch Grand. It was a ploy to get us to buy more points. When my husband said we were not interested and that we would not be going to more of these sales pitches the salesman got rude. My husband said we were leaving and the salesman said we couldn't go. My husband started having PTSD issues because of the stress and noise. I told the salesman that I needed to take my husband out of the situation. I finally stepped in and asked for a manager and told him we were not interested and we were leaving. I told him that my husband was going to have a PTSD episode. It took a couple conversations on my part to find someone in the Monarch Grand organization to understand what was happening and helped by taking the salesman out of the situation. We walked out of there knowing we would never buy more points and probably never go on vacation with Monarch Grand. It was a terrible experience to say the least. We continue to pay the HOA fees because we have extremely good credit and my husband doesn't want a ding on his credit report. If anyone can tell us how to get rid of this we would appreciate it. It is 100% paid for except the HOA dues. We will never use it. We will give it away free. jazzzi_1@yahoo.com

  10. Does anyone know a contact person at Monarch or Diamond to get permission to sell my VOP (points). I am looking to give them away. My wife and I bought before kids and enjoyed it before Diamond. We now love camping and would rather spend our free time doing that. We have 310 points and we are fully paid and up to date on HOA's. I was reading my contract and see that I need permission from seller before I transfer ownership. I tried contacting diamond and got no response. Any ideas of a phone number or contact person to get this approved?

I tried to sign on the website and even though I was able to log on it said no active account. I never contacted them and found a letter under a pile of bills today fr April stating that my "property" could be repossessed. What area should I take. Property is paid in full. Only MFs were owed. Sick to my stomach.

  17. I've got 133 points (7980). I'm willing to unload them as well. please contact met josephjohn3@att.net

All in good standing, but we lived in California for years, so to have a bunch of resorts that are now only on the west coast is ridiculous. When they sold us this deal they showed off access to all the resorts all over the country and some out outside of the country that looked amazing. Then with the DR purchase all that disappeared.

Seriously wish someone would do a class action suit.

  22. I, too, now want out of MGV! I was invited to a Diamond Resort presentation (Oct. 22, 2016) and was immediately advised about the past BK takeover of MGV! As a long term member, I was offered to move by sale my MGV MEMBERSHIP over to DR! My mom and I were their from 5:00pm until approximately 11:30pm! With sure hesitation, my mom and I were pressured the entire time about MGV's failures as a timeshare and it's bankruptcy issues! We under duress of time finaly signed on to move MGV over to Diamond Resorts under the pressure of the DR sales force. The COST was exorbitant and very much unaffordable for me and my mom financially. We return the next day, Oct23,2016, back to DR to formally decline and rescind the contract just signed the previous day; and, to be refunded the $250.00US cost charged to my credit card! We were met with obstinance along with an unrequested offer for a differently changed contract agreement. (Immediately I observed and advised that the interest rate was increased to overshadow the lesser change of cost to the revised contract amount! We immediately declined and continued our requested completion to rescind the previous signed contract offer the evening before with DR to merge my MGV account and business relationship over to them! The salesman and other staff were very outwardly upset with us and showed their displeasure. Eventually, we were able with persistence to sign-off with the contract cancellation! We were advise that the cost of $250.00 would be reverted back to my c/c based on the original purchased contract agreement for charges! MY PURCHASED MGV ACCOUNT FOR A PREMIUM OF 338pts-Penthouse Level HAS BEEN PAID OFF MANY YEARS BACK! Because of all the misleading and unsubstantiated negative claims about my MGV membership, I requested additional information in regards to the status of my MGV account, the BK guidelines offered to MGV members in the "buy out process" and any additional information as ordered to every member affected by the BK! I was advised that these guidelines were previously made available to MGV members by MGV in the BK disclosure and was not available through DR. (I was not and have not receive any material about the BK disclosure from MGV and/or DR ever! Moreover, I will, too, support a class action law suit in for the support of OUR member rights and MGV ownership based on the original purchased agreement outlined in our "members contract agreement" with MGV!!! Diamond Resorts IS NOT FAIR and/or is not fairly administering an equitable contract, membership, and/or relationship with myself and all other MGV members to the DR timeshare agreement! Please let me know if we join forces for a class action law suit against DR in this post and/or site! Thanks!

  23. Hello Phedria, We too are also currently at the cabo Azul resort and just went through the "owner update"... what a waste of time. If you decide to at some point figure out how to get rid of your points, if you chose to go that way in the future, I would be interested in knowing how.
    Thanks.

  24. I would just not go to the owner updates anymore. Those creeps. I got scammed awhile ago with a sampler package. I used it in Sedona finally but it was worth nothing. At this point I just use my points at Cabo and pay the fees. I seem to get the time quite easily.

is it right that you can't do volunteer surrender of Monarch Grand Vacation ownership?
Have any of you consulted an attorney?

  30. "Diamond Resorts International ("Diamond") does not have a voluntary surrender
program; however, relinquishments requests are reviewed on a case-by-case
basis. Diamond takes the concerns of its owners, members and guests very
seriously, and empathizes with its owners and members circumstances and
understands that from time-to-time, certain issues may arise which would
prevent them from taking advantage of their purchase."
